Our Services

  • Our NOI (net operating income) verification is geared toward buyers and lenders for all types of commercial real estate. We validate the NOI of a given property by completing a detailed, line-by-line analysis of historical operating results of the asset. This entails reviewing all supporting documents, including operating statements, general ledgers, bank statements, service contracts, real estate tax bills, and payroll registers.

  • Our lease review is geared toward buyers and owners of multifamily real estate, including apartments, senior living, and student housing. We focus on validating the current rent roll of a given property by reviewing every lease file and all relevant addenda. In addition, we provide an in-depth demographic analysis of the tenant population through a detailed review of tenant applications and credit screenings (if available).

We evaluate the property manager’s compliance with the terms of the property management agreement.
